Trying to sell your home can be a Nightmare!  But, after reading this Special Report, you may very well have a qualified buyer right now.  Me!  While I can't promise you I will buy your house, I can tell you I'm constantly looking for and buying nice homes like yours from other folks in all areas.

I am well qualified to buy your home, and very interested in doing just that.  As you read this Report, you'll get a good general idea of what to look for and some answers to questions I'm commonly asked.  First of all, I'm not a Realtor.  I work with a number of investors who buy homes.  If your home isn't right for me, chances are I will find someone else to buy your home.

People who've never tried to sell a home themselves just don't seem to understand all that's involved:  The details, the time, the waiting, and the ads that never seem to make the phone ring.  Having strangers walking through your bedroom.  It can be a much bigger hassle than you ever thought possible..... in fact, it can easily turn into your worst nightmare!

Like I said, I'm not a Realtor, but I know what homeowners go through when they try to sell their home.  Especially when they are going to build another home.  Let me take a minute and explain what I have found to be the main problems sellers face when they are building a new home.

When you decide to build a new home the first step you generally take is to go to the new subdivision and decide what type of home you are going to have built.  This is exciting, as there are many models to choose from.

The next thing  you will decide is where the lot you will build on is going to be.  After deciding on the lot and talking to the sales representative there are a number of papers to fill out and finally you put your money down to hold your lot.

After it is evident that you can build and an approval has been received, the builder will start construction on your new home!  Sounds easy doesn't it?  The only problem is if you have a home you currently own and have to sell it first, it oftentimes can get scary.

Why?  First of all, most homeowners cannot financially qualify for two homes at once.  Therefore you would not be able to qualify for that new home until your old home is sold.  If the home does not sell within a specified time, (usually thirty days), the builder will sell your lot to someone else, as they can only hold the lots they have left for a short period of time.  That would mean you would have to find a different lot........
And you would be put on the "bottom of the pile" as far as starting of the construction of your new home.

What if you CAN qualify for both homes?  Then in that case the builder would start your home immediately while you tried to sell the home you currently live in.  Now the time constraints are transferred from the builder to you.  If you do not sell your home by the time your new one is completed you could find yourself with two mortgage payments.  This could turn into financial destruction.

What if you could sell your home right away?
That would be terrific!  Your problems are over, OR are they just starting?

When you sell your home before your new home contruction is completed you usually have to give possession to the new owners right away or within thirty days.  If your new home were still under construction that would mean you would have to move into an apartment with a short-term lease.  This is more epensive than signing a regular six-month or twelve-month lease.  This also means that a lot of your belongings will have to go into storage because apartments are so much smaller than most homes.

The hardest part of all this is the fact that you will have to move twice and while you are waiting for your new home to be completed you are living out of boxes with part of your belongings in storage.

You will also have to change phone numbers twice, and often times your mail is a mess because as soon as one change of address goes into effect your new home is completed and you have to do another change of address.  It could be months before you get your mail on a regular basis again because of all the moving you are doing.

Plus there is the risk that the apartment is not in the same school district and that would mean driving the kids back and forth to school and school functions.  And if you have one child in grade school and one child in high school, that can mean a lot of time in the car.

So you see how important timing is when you are selling your home and building a new one?  There could be problems if you don't sell and problems if you do.
