First of all, we like to thank you for your interest in our programs.
Who We Are:    We are Real Estate Investors who not only purchase properties, but we do Lease-Options, Options, and purchase properties to rent out. Although we very much enjoy being landlords, our true love is helping our clients purchase their own home... We help people with great credit, good credit, little or no credit, bad credit, prior bankruptcy, foreclosure, divorce, etc...

Our Goals:    Our goal, if you have credit problems, is to help you recover from those credit problems and own your own home within 1-3 years, if not sooner.

If you do not have credit problems, then our mission is to get you into a home that you will love and will enjoy for years to come.

Our Programs:    As we mentioned before, we have several different programs. First, we have the Option program, which simply means that we purchase houses that are for sale and then resell these properties with creative and flexible financing programs. This program will only work for people with decent or better credit, have a down payment, and have steady employment.

The second program we offer is the Lease-Option, often referred to as the rent-to-own program. This program is for anyone, but it is especially great for people who have less than perfect credit or people who have not yet been able to save up enough money to purchase a home.

It's very simple, we go out and find the kind of house that you are looking for. If we don't already have it in our listing of properties, then we put you into the property and you make monthly rent payment to us. There is a non-refundable Option Fee to participate in the program. This can range anywhere from 3-10% of the purchase price of the home. THE GREAT THING IS.... the full Option Fee is applied to the purchase price of the home when you go to purchase it. This is a big plus for the mortgage companies when it comes time to qualify for your mortgage. The more that you can show as a down payment, the better. Although many lenders will accept 3%, or 5% down, some will even finance the closing costs.

Here is an example of how our program works:

EXAMPLE:  $100,000 house (purchase price)
      $5,000 Option Fee = (5% applied toward purchase price)
___________________________________________________________
    $95,000 balance left to finance plus closing costs


The next bit of good news comes when you see that you can participate in one of our Rent-To-Own Programs that also allows you to apply a portion of your rent payments towards your down payment. This amount is different with every deal. As an example; if your monthly rent is $800, and if you are willing to add $200, we will match that amount. In essence you would be applying $400 a month towards your down payment. In one year that would be a down payment amount of $4,800. If you rent-to-own two years, that would be $9,600 total down payment. All along making it easier and easier to qualify for a low interest loan.

EXAMPLE:  $800/mo. rent + ($200 additional applied towards down                                  payment)
   This totals $1,000 mo. Payment for you
   We will match your $200/mo. payment giving you $400 a                               month towards your down payment.

WHAT A DEAL:  YOU PAY $1000/MO. AND GET $400 CREDIT PER MONTH

$5,000 Initial Option Fee
$4,800 additional down payment after one year of $400/mo. credits
$4,800 additional down payment after two years of $400/mo. credits
$9,600 total down payment after two years

On a $100,000 home, that's almost 10 percent down in only two years... Can you see yourself in the position??? Finally, getting something from your rent other than just a roof over your head, and paying someone else's mortgage!!!!!!

We also off $50/month credit if you pay your rent on time!!!!

... This program is extremely popular. The houses/properties that we get are sometimes gone in days... sometimes even hours after we call our clients that are looking for houses to Lease-Option. What to Expect When You Call Us:We will need some personal information like your address, how long you have lived there, your social security numbers, your gross monthly income including that of your spouse, your employers, your occupations, your birth dates, e-mail addresses, and your home/work/cell phone numbers. Then we will also ask for you particular interests, such as, what kind of house are you looking for? What area are you looking for? When are you ready to take the first step to owning your new home? How much money you have towards a down payment? How is your credit? Which program are you interested in? You can also fill out a form that is found in the Buyers Questionnaire, if you're not ready to make that call just yet.

Once all of these questions have been answered, then we can start the process of trying to find you the house that will become YOUR home!!!!
